How to Get a Great Deal on a Vero Beach Florida Home or Condo

1) Figure out how much house you can afford -
Pre-qualify with the lender of your choice - sellers require either "proof of funds" or a pre-qualification letter from your lender before you can even submit an offer. Having this letter prepares you to be able to make an offer on a great deal.

2. Have realistic expectations of selling price -
The current ratio of listing price to final selling price is 93%. The price reductions since 2006 -
30% to 50% - are reflected in the list price by any motivated seller. Well priced homes in
good  locations are often under contract within days of being listed. Most homes for sale in
Vero Beach Florida are still at 2003 prices!

3. Look at Recent Sales Prices in Your Area of Interest -
A desirable area like Indian River County has not seen the same number of foreclosures as
other areas of Florida that don't have our quality of life. Sellers have been able t
o "short sell" their homes because buyers are available at the discounted price. About 15% of Vero Beach homes for sale are short sales.

4. Research the Specific Areas or Subdivisions - 
I can provide sales history, mortgage balance, comparable sales, taxes, HOA fees  and any other data you need to make an informed decision. Knowing exactly what  you want in a
home and neighborhood, will prepare you to act quickly when a great deal is listed!

5. Make an Offer
